What if the title isn’t clear and/or there are other names, liens, or encumbrances on the land?
At our expense, we conduct a title search to determine if any issues with the title exist. Given our experience, we can usually find a solution to most problems.
Depending on the county and state in which your property is situated, we may be able to file probate, quiet the title or explore other creative options.

“What if there are back taxes or dues on my property?”
Whatever your situation is, we can assure you that selling your land to us will NEVER require you to pay any expenses out of pocket.
Any dues or back taxes is negotiated as part of our offer letter before reaching an agreement. Usually, if money is owed in back taxes, we will deduct that amount from the final closing price.
In some cases, we will even cover the back taxes ourselves if the amount is minimal. We want to make this process seamless for the sellers we choose to work with.

“I’m ready to sell my land. What does the process look like?”
The process can be broken down into 3 simple steps:
Submit your information - Once you submit your information on our website, we can review your land in more detail and take all factors into consideration.
We mail you an all-cash written offer - We will determine what we’d be able to offer you based on a combination of county assessment information, active listings , and recent sales from the area. We aim to get back to you with this offer within 1 to 2 days of submitting your information.
Prepare to close! Once you accept our offer, we will prepare all the necessary paperwork so we can get you your check! We work with reputable local title companies, real estate attorneys, and other professionals while in escrow.
All that is required from your end is a few signatures. You are not required to physically be there in person to complete the sale.

If I choose to sell, how much will I have to pay in closing costs?

When you sell a property, you are normally responsible for paying realtor commissions, title work, appraisal fees, property taxes, recording fees, etc…
